Read on for the reasons why …
This site overlooks the River Avon and is subject to flooding. Even low-level floods cause the site to close because the sewage system relies on a pump, which is at the lowest level on the site. This can happen quite frequently. Serious floods such as occurred this year on 20 July 2007 and Easter weekend in 1998 cause devastation of caravans and urgent evacuation. Helicopter rescue was necessary in the latest instance. Look at the photos.

INSURANCE
Insurance is the responsibility of
the individual caravan owner and premiums have been getting higher each year
(Any idea why?)

REIMBURSMENT
You will not receive any credit of
your annual pitch licence from the site owner for loss of use of your caravan.
Nor will you receive credit of licence fee if you sell your caravan later than
June. Even if you sell before that you will only get 40% of your fee returned.
Caravans are only allowed to be
sold on the site before they become 10 years old. You cannot advertise on site. The site owners must first
approve prospective buyers. Sales must go through site owners business and they
will deduct 15% of your money. If you fail to find a buyer the site owners will
offer you a very low price and you will lose a lot of money.
Caravans over 15 years old have to be removed at the owners cost. You must first pay the
owners fee (£5000 has been mentioned) to even get it to the park gate since any
other company will not be allowed on his site.
BULLYING
If you disagree with the site
owners, on any point, they will threaten you with eviction of you and your
caravan. Without the benefit of the pitch you will not be able to sell and will
be faced with a possible £5000 site owners bill to get it removed.
You cannot resist the threats however unreasonable because your pitch fee gives
you a contract only until the end of December. You can only renew if you are
invited to by the owner – see the catch?
Examples:
The new owners from 1st Aug 2006 immediately
started to impose unpleasant new rules that caused a lot of resentment and
adverse comment. The first 3 people to comment were virtually evicted in quick
succession. In each case these were elderly people who were also seriously ill.
The first couple were a disabled pensioner and his wife who had cancer. The
second brave objector was awaiting a heart bypass operation and the third was
suffering severe heart problems and actually HAD a heart attack during this period of extended bullying.

1998 Floods
NON EXISTENT ROAD
One couple were told that their
pitch was required for a new access road and they had to leave to make way for
it. However, when the site reopened on the 1st March instead of the road, there
was a caravan occupied by the site owners Son.
OFFICE of FAIR TRADING DECIDED THE CONTRACT WAS UNFAIR
There is a list of about 37
clauses detailing what you cannot do on this site so it is easy for fault to be
found and used as a reason to evict you. One rule even states how many pot
plants are allowed! The contract contained so many illegal clauses that the
Office of Fair Trading stepped in with a 3-page list of items that had to be
changed.
SPACE & VIEW
The site is licensed to site even
more caravans so you can expect that the opportunity to rake more money in will
cause the view and available space to be reduced
drastically.
All of this has changed the atmosphere on the site from a holiday camp to a
prison camp where everybody is afraid to speak openly for fear of becoming the
next victim and facing a large financial loss.
